What a Treasure Island listing has to prove

Treasure Island is a narrow barrier island with John’s Pass at the north end and Blind Pass at the south, and the Gulf of Mexico on one side and Boca Ciega Bay on the other. The Gulf beach is the draw, which is why so many guests search for it. It also means a listing three streets back and a listing on the sand can both say “Treasure Island”, and guests cannot tell the difference without photos. Your pictures have to answer the real question: how far is it to the water, and what is it like when I get there?

That drives how we shoot here. We build the set around proof of location and layout. A short path-to-the-beach sequence, a clear exterior with the parking spot visible, and interiors that show how many people actually fit.

By property type

Gulf-front condos

Condos on the beach side hinge on the balcony and the view. We plan these for the hours when the glass is not reflecting a bright sky into your living room, then capture the balcony separately with the Gulf in frame. If the sunset is your hook, that is the case for adding twilight photography. A real twilight set of five photos is $200, and a virtual twilight edit of a daytime exterior is $15 per image.

Duplexes and small multi-unit buildings

A lot of Treasure Island rental income comes from duplexes, triplexes and small courtyard buildings. The mistake we see is that each unit is photographed as if it were the only one. We shoot a shared exterior once, then each unit with matching color and angle conventions, so your two or three listings look like they belong to the same operator. If you have a stack of listings, tell us in advance and we will group the visit.

Canal and bay-side homes

The bay side of the island has residential streets with canal-front houses, docks and boat lifts. For those, the dock and the water are part of the product, and they look their best from above. A drone set of 10 photos is $125, flown by an FAA Part 107 certified pilot, and lets guests see the dock, pool and the route to open water in one image.

Prep list before we arrive

  1. Clean everything last, not first. Towels, linens and bathroom counters are what we see first.

  2. Pull cars out of the driveway and any rental golf cart or beach wagons out of frame.

  3. Take the pet bowls, chargers, welcome binder and cleaning supplies out of sight.

  4. Turn on every light and open the blinds, then leave the choice of window to us.

  5. Put the beach chairs, umbrellas and towels where guests would find them. They are the cheapest props you own.

Where else we shoot nearby

Treasure Island sits between two other beach towns we cover. To the north, across John’s Pass, is Madeira Beach. To the south, past Blind Pass, is St. Pete Beach. Managers with units on all three can send one request and one list of addresses.

Questions we get about Treasure Island rental photos

How much do Airbnb photos cost on Treasure Island?

$250 for rentals up to 1,000 sq ft, $300 for 1,001 to 2,000 sq ft, $400 for 2,001 to 3,000 sq ft and $500 for 3,001 to 4,000 sq ft. Add-ons like drone photos ($125 for 10) and twilight are priced separately.

Can you shoot the pool, dock and beach access as well as the interior?

Yes. Exterior amenities are part of a rental set, and we also offer aerial photos if you want the layout of the property visible from above.

Should I get twilight photos for a Treasure Island rental?

If the Gulf view or pool lighting is a selling point, yes. Real twilight (5 photos) is $200, and virtual twilight is $15 per image for exteriors you already have shot in daylight.

Do you photograph several units on the same property?

Yes. Send us all addresses and unit numbers, and we will keep editing consistent so the listings look related. Bigger jobs may take a bit longer to schedule, but our standard turnaround is 24 hours.

Do I need a permit to rent on Treasure Island?

Short-term rental rules vary by city and county, so check your city or county requirements before you list. We handle photos, not licensing.
