Why Odessa homes need a longer shoot plan

Odessa sits northwest of Tampa, and many properties here are bigger than the usual suburban lot. More rooms, more outbuildings, more yard. A home that would take 90 minutes in a tight subdivision can take much longer when there is a guest house, a pool and a back acre to cover. We ask for square footage and the main features when you book so the time is set aside. On a day with a lot of ground to cover, we start with the exterior while the light is best and move indoors afterward, which keeps the lawn and water looking their best in the aerial frames.

Lakes, larger lots and mixed housing

The area has lake neighborhoods, rural-feeling streets and newer communities, and Lake Rogers Park, a 272-acre park and preserve off North Mobley Road, is one local green space. Some properties around Odessa are marketed as horse properties or equestrian estates. We photograph what is actually on the property, and let the listing description make the equestrian case.

For a lakefront home, the aerial photo does the heavy lifting. A ground-level shot of the dock tells only part of the story, while a drone view shows the shoreline, the yard and how the house is positioned. For acreage, we use a 10-photo drone set at $125, or add digital lot lines for $10 to mark the boundary on the aerial image.

A 3D virtual tour lets a remote buyer walk the house at their own pace; Zillow 3D tours are $150 up to 2,500 sq ft and $175 above that, and Matterport is $225 or $250.

Matterport hosting: each Matterport tour is hosted for the first 6 months after delivery at no extra cost. To keep it online, hosting renews every 6 months at $75 per tour.

Lake rentals and second homes

Some owners near the lakes want their house photographed for rental platforms rather than a sale.
