Clearwater Beach is one of the best-known beach destinations in Florida, and its listings are priced against that reputation. The island is reached by the Memorial Causeway from downtown Clearwater, and the main beach, Pier 60 and the marina area sit within a walkable stretch. That means a guest browsing Clearwater Beach rentals is comparing many well-lit, professionally shot listings. A phone snapshot looks cheap next to them even if your unit is better.

High-rise condo or a house on Island Estates?

Condos and hotel-style units

Clearwater Beach has a lot of mid-rise and high-rise buildings, so a typical job is one unit on a high floor. That makes exposure the central issue. Bright Gulf light behind the balcony can overpower a living room, so we meter for both the room and the view and combine them so the room looks like a room and the Gulf is still visible. We also show common amenities your guests will use, such as the pool deck, if the building allows photography there. Ask your association.

Houses and villas

Not every rental is a tower. Island Estates, a residential island area on the bay side of Clearwater Beach, has waterfront homes, docks and pools. These are shot like a traditional vacation house: the exterior with the dock, backyard and pool in the first few images, then interiors. For those properties a drone set (10 photos, $125) tells the whole story of water access in a single view.

Sunset is the schedule

The Gulf is to the west, and the Pier 60 Sunset Festival runs nightly, starting a couple of hours before sunset. That puts guests on the beach in the same window when your balcony is at its best. If your listing is selling that moment, book a real twilight visit (5 photos, $200). If not, a virtual twilight edit is $15 per exterior image.

Seasonal and day-of-week timing

High-demand dates on the island fill up with guests, so shooting on a day your unit is vacant is a must. We recommend picking a weekday gap between bookings and giving us a firm two-hour window. Cleaners usually need to finish first. Tell your cleaner we arrive after the final check, not before.

Getting in and out of a tower

High-rise shoots are logistics first. Guest parking, loading elevators, a front desk that needs the guest list and a short window when the pool deck is empty all have an effect on timing. Send us the building name, unit number, door code process and whether there is a fee for a move-in elevator. We carry a small kit so we aren’t blocking a lobby with cases. If a manager lives off the island, a key handoff the day before is easier than a same-day scramble.

Do you photograph the pool and common areas?

If the building permits it, yes.

Will I be able to use the photos on VRBO as well as Airbnb?

Yes. The rental photo license is extended for short-term rental platforms.
