A Madeira Beach shoot, hour by hour

Most hosts ask what the visit actually looks like, so here is a typical one for a two-bedroom townhome or duplex unit under 2,000 sq ft.

Before we arrive

You send us the address, any gate or lockbox info and whether there is a boat dock or pool. We send back a start time based on your window light. If your unit has a bay or Intracoastal view, we try for a time when the water side is evenly lit, not backlit.

First hour: exteriors and the approach

We start outside while the light is clean. We shoot the front, the parking, the entry and the walk to where guests will spend their time. Madeira Beach has plenty of units on narrow lots, so a photo that shows where cars go and where the door is saves you messages from guests asking.

Interiors, one room at a time

We move through living area, kitchen, bedrooms and baths, checking window exposure, TV glare and the usual rental-home traps like visible cords and a mix of towels. We shoot the second set of frames that hosts forget: coffee station, beach-gear storage, the outdoor shower. Rental photos work when they answer a guest’s small questions.

Last stretch: water and sky

If you have a dock, a deck over the water or a rooftop, we finish there. Sunset over the Gulf lands on the west side, so a Gulf-facing unit gets its warm light late, while a bay-side deck is typically easier to shoot in the afternoon. We can plan a second short visit for real twilight photography if you want it.

Why Madeira Beach rentals are their own thing

The town sits between Treasure Island across John’s Pass to the south and Redington Beach to the northwest, and the Tom Stuart Causeway links it to the mainland. John’s Pass Village and Boardwalk is a major attraction here, with more than 100 shops, restaurants and water-related businesses nearby, so guests will often want a property that is close to the pass but quiet at night. Your photos can set that expectation. A listing near the Boardwalk should show its distance and its calm: a closed door, a quiet patio, a bedroom that looks restful.

If your pitch is fishing trips or boat days, say so with the picture. A dock with a clear tie-up space, a fish-cleaning table or a boat lift in frame tells a certain guest they are in the right place. We aim for those details without staging anything that is not there.

Property managers with a portfolio

If you manage several Madeira Beach units, consistency matters more than any single photo. We use the same angles, same camera height and same edit for each, so your portfolio looks like one brand when guests scroll. We have shot for vacation rental management companies before, including FIBI Vacation Rentals on Anna Maria Island. Ask about booking a block of units on one day.

What to tell us when you book

  • Whether the unit is Gulf-side, bay-side or off the water, so we can pick the light.

  • Where we can park, and whether guests will be staying on the night before the shoot.

  • If a dock, boat lift or pool needs to be in the set. Water features take extra time and sometimes a second pass when the sun changes.

  • Your cleaning schedule. We shoot after the clean and before the next check-in, and we need a firm window.

Hosts who sell a Madeira Beach property later can also order a real estate package from $190 on the same day, or separately, since the license and the edit style differ.

Questions we get about Madeira Beach rental photos

Do you shoot homes near John’s Pass Village?

Yes. Madeira Beach is part of our Pinellas beach coverage, and we shoot Gulf-front, bay-front and off-water units. Starting prices are $250 up to 1,000 sq ft and $300 up to 2,000 sq ft.

How long does the shoot take?

It depends on size and the number of outdoor spaces. A small unit is quicker than a house with a dock and pool. We give a time estimate when we confirm the booking.

Can you photograph my dock or boat lift?

Yes, from the ground and, if you add drone photos ($125 for 10), from above.

How soon are the photos ready?

Within 24 hours of the shoot.

Can you bundle my Madeira Beach unit with other beach rentals?

Yes. Send us the addresses and we will work out a visit order. Distance charges are calculated from South Tampa as described on the pricing page.
