Rentals on a barrier island this long tend to be either a unit in a complex with shared amenities, or a single house with a pool and a lanai. Each needs a plan.
For a condo, the strongest photos are usually the balcony view and the interior; we confirm with your manager what common areas we can include. For a pool home, the pool is the hero, and its water color depends on time of day. We typically save it for mid-morning or late afternoon when the sun is not straight overhead and the surface is not glaring.

Scheduling a shoot on a long island
Gulf of Mexico Drive is the one main road, so a lane closure or a bridge opening can slow the trip more than distance suggests. We pad the schedule on any day with boat traffic through the pass. Pick a time when the unit is clear of guests and cleaners, because a housekeeper's cart in the hallway ends up in a photo.
It also helps to decide your priorities before we arrive. A host with a three-bedroom house and a pool usually wants the exterior and the pool first, the kitchen second, and bedrooms last. A host with a condo wants the view first. Tell us the order and we will spend the light accordingly. If there is a feature that makes your place different from the next listing, a private dock, a heated pool, a game room, point it out and we will give it its own frame.

Because Longboat Key is narrow, an aerial photo shows something a ground photo cannot: the house's position between bay and Gulf.
