What Hernando County listings need from a photographer

Spring Hill sits in Hernando County on Florida’s Gulf side, north of Pasco County and a short drive from Brooksville, the county seat. Compared with Tampa, lots tend to be bigger and a lot of homes have a screened pool enclosure out back. Both of those facts shape how we shoot.

A home on a wide lot looks small in a street-level photo. A single drone shot fixes that by showing the yard, the pool, the neighbors’ spacing and what is behind the fence line. Buyers moving from a tighter suburb often scroll straight past a listing that does not show the land, so we always include aerials. They are part of every package, not an add-on.

Pool homes and lanais

Screened enclosures are the hardest surface to photograph. The mesh picks up glare, and the water reflects the sky. We shoot the pool area when the light is soft, and we avoid pointing the lens through the screen at anything bright. If the pool is not clean the day before, tell us. We cannot fix the water, but small distractions can be removed in editing. Touch-ups and item removal are included in Standard and $20 on other packages.

The aerials show the parcel’s shape and the road frontage. The ground photos show the tree line, the access and what a buyer would see walking the site. Digital lot lines and pins are $10 if you need the boundary marked on the image.

For a fix-and-flip or a rental that needs to be on the market fast, residential photos on their own start at $150 for 30 photos, with a 2D floor plan and property website.
