Orlando means different things depending on the zip code. We find it more useful to sort by what the photographer will be doing than by price point.

Listings that sell to out-of-town buyers

Central Florida draws buyers and investors who may never see the house before they commit. For them, a 3D tour and floor plan do the work a showing would. A Zillow 3D Virtual Tour is $150 up to 2,500 sq ft and $175 above, and a Matterport tour is $225 or $250. Standard includes the Zillow tour, and Deluxe includes either format. Matterport hosting: each Matterport tour is hosted for the first 6 months after delivery at no extra cost. To keep it online, hosting renews every 6 months at $75 per tour.

Vacation rentals around Orlando

Many Orlando-area vacation rentals sit in resort-style communities southwest of the city, and a lot of them carry Kissimmee or Davenport addresses. We photograph them as rentals, which differs from a listing shoot: the aim is to show guests where they will sleep, cook and swim, rather than describe a property for sale. Prices are $250 up to 1,000 sq ft, $300 up to 2,000, $400 up to 3,000, $500 up to 4,000 and $600 up to 5,000, with an extended usage license for rental platforms. Before listing any property, check city and county short-term-rental rules. They differ by location and change over time.

Drone, twilight and video

Aerial photos are in every package, flown by FAA Part 107 certified pilots. For lake properties, a drone image establishes the water frontage faster than any interior. Virtual twilight is $15 per image and real twilight (five photos) is $200. Social media reel for social media is $175, and cinematic video is $350.

Getting to Orlando

We work from South Tampa and measure travel round trip. The first 30 miles are free, then $15 per 10 miles, rounded down to the nearest 10. Orlando is outside that range, so the fee is added and confirmed when you book. We schedule West Orange and Osceola jobs on the same day when we can, so a Winter Garden listing can be paired with an Orlando one.

What we need before an Orlando shoot

A short message covers it: the address, the approximate square footage, the package you want and how we get in. Gated communities and lockboxes are common here, so send any gate instructions in advance. For rentals, tell us whether guests are checking out that morning, because we need the beds made, the towels folded and the pool clear of floats.
