Even the best real estate photographer can't save a poorly prepared home. The most impactful thing you can do before your photo shoot is ensure the property is staged and ready. This room-by-room checklist — developed from hundreds of shoots across Tampa Bay — will help you get the most out of every session.
Why Preparation Matters as Much as the Photographer
A great photographer captures what's in front of the camera. Your job is to make sure what's in front of the camera is as compelling as possible.
General Rules for Every Room
Declutter ruthlessly. Remove at least 50% of items from every visible surface.
Replace burned-out bulbs. Every light source should work — we use them all.
Turn on all interior lights. Even during daytime shoots, interior lighting adds warmth and depth.
Hide all personal items. Family photos, children's toys, pet items, medications — all out of sight before we arrive.
Clean all glass surfaces. Mirrors, windows, shower doors, and glass tables show every fingerprint in photographs.
Turn off ceiling fans. Rotating blades create motion blur and look distracting in photos.
Room-by-Room Staging Checklist
Living Room
Fluff and arrange sofa cushions symmetrically
Remove remote controls, cables, and chargers
Open blinds or curtains fully for natural light
Add 1–2 tasteful decorative accents (coffee table book, small plant)
Kitchen
Clear all countertops — absolutely everything
Leave only 1–2 styled items (bowl of fruit, French press)
Hide dish racks, sponges, soap dispensers, and small appliances
Wipe down all appliance fronts (stainless steel shows fingerprints)
Put away pet bowls and accessories
Primary Bedroom
Make the bed with clean, crisp linens — hotel-style if possible
Remove items from nightstands except 1–2 tasteful accents
Clear dresser tops completely
Close closet doors unless the closet is a selling point
Bathrooms
Remove all toiletries, shampoo, soap, razors
Put out fresh towels, neatly folded
Close the toilet lid
Clean mirrors and chrome fixtures
Empty and hide trash bins
Exterior and Outdoor Areas
Mow the lawn and edge sidewalks
Sweep driveways, walkways, and patios
Remove cars from driveway and street in front of the home
Put away hoses, trash cans, and garden tools
Stage outdoor furniture neatly — cushions in place
Clean the pool (no toys or equipment visible)
Activate pool lights and landscape lighting if scheduling a twilight shoot
Tampa-Specific Tips
Florida light is intense. Morning shoots — open east-facing blinds fully. Afternoon shoots — partially close west-facing blinds to avoid harsh glare.
For homes with screened lanais or pool areas, spend extra time staging this space. Pool and outdoor living shots often become the hero images of a Tampa listing.
